Pre-Design Research and Programming

Project Kick-off: Time to get to know each other! In this phase, we align on project goals and expectations.

We bring a variety of tools to the table—programming workshops, surveys, and in-person observations to understand interactions with the environment and the people that will be using it. Here, observation meets innovation. Transforming the “what is” into the “what if.”

This phase sets the stage for a design process that is collaborative, informed, and imaginative, ensuring that the final outcome is both functional and inspiring. Additionally, by applying Evidence-Based Design Accreditation and Certification (EDAC) principles we ensure that every design decision is backed by rigorous research, promoting health, safety, and well-being.

Establish a vision that defines the intentions, direction and goals and objectives for the project. Literature review to identify gaps in knowledge, determine what research has been performed and inform basis for new research.

Conceptual Design

At this initial stage of the design process, after gathering information and understanding your needs, we begin crafting loose visual options and a holistic vision for the project.

This phase involves several key steps, including:

- Establishing the aesthetic vision with color schemes and materials

- Developing mood boards

- Gathering sign-off

Throughout, we balance innovative choices with budget considerations and actively seek your feedback to refine our concepts.

Our design thinking goes beyond the physical space—we consider policy, codes, research, and environmental health. This holistic approach ensures our designs are comprehensive and impactful, all while staying within budget to achieve optimal outcomes without compromising on quality. Schematic Design

Things are starting to come together. At this stage, we begin the following:

- Interpret research and programming into feasible solutions

- Create multiple options for space plans and adjacencies

- Explore vendor partnerships

- Develop different design scheme options

- Create sketches and loose design drawings

- If it’s an existing space, we conduct a site analysis for measurements

Finally, we present our ideas for sign-off.

During this phase we aim to translate ideas into concrete, workable plans. By integrating principles from certifications like NCIDQ, we ensure designs are not only innovative and aesthetically pleasing but also safe, functional, and compliant with industry standards. This sets the foundation for detailed design development, where these concepts will be further refined and realized.

Conceptual Design

Design Development

This is the fine-tuning stage of the project. Every design element has been carefully considered and is presented visually for sign-off.

Design development drawing set includes the finish list, RCP, finish floor plan, and power, equipment, and data plans for client use in capturing budget numbers. Key elevations feature dimensions, millwork information, and material callouts for square footage estimates. We ensure all design elements meet crucial safety standards, including egress, accessibility, and fire safety, protecting occupants and the project’s integrity.

Construction Documentation

Interior construction documentation builds the vision: floor plans, elevations, details, schedules—everything needed to get this project vertical. We’ll have three iterations of the drawings as the project progresses:

Permit Set: Interior information for the local authority having jurisdiction, submitted with architectural plans.

Pricing Set: Reference for cost estimates on materials and installation.

Interior Construction Documentation: Supplemental information for the architectural set:

Specify Furniture, Decor, and Accessories

This phase includes selecting all furniture, finishes, and fabrics. We present these selections and integrate them into the floor plan for proper scale and code compliance.

Order and Coordination

We handle the ordering of all furniture and accessories. This involves coordinating shipping, tracking, and logistics to ensure timely delivery.

Installation Oversight

We oversee the installation of all furniture and personally handle the installation of decor and art, ensuring every piece is perfectly placed and the space comes together as envisioned.

07.

Construction Administration

Ground is breaking and things are ever-changing. Project oversight is essential to keep things moving. This includes site visits and consistent communication with the general contractor (GC), architect, mechanical, electrical, and plumbing (MEP) teams, etc. This is the home stretch!

- Calls/meetings with the client and GC as needed on interior specifications

- Construction documentation set revisions and value engineering as needed

During this stage, we meticulously manage and oversee project complexities, ensuring safety, sustainability, and strict adherence to design specifications. Our expertise in construction documentation ensures that every aspect of the project is clearly communicated to all stakeholders, facilitating smooth execution and minimizing the risk of errors or misunderstandings.

08.

Installation and Final Walk Through

We’ve arrived at install day! Our team will coordinate and oversee the installation of all procured furniture and accessories. Afterward, we’ll conduct a final walk-through, create a punch list for any outstanding items, and follow up to ensure every detail is perfected.

This ensures everything is as envisioned, and we can officially

welcome you to your space.

As time goes by and your space is used, we’d love the opportunity to gather feedback and conduct follow-up assessments. By measuring outcomes, we can assess the success of the design in achieving its intended objectives, such as improved productivity, satisfaction, and overall quality of life for occupants.
